Our Roof Inspection Services — What We Cover
A professional tile roof inspection is not a walk around the property looking up at the roof from the ground. Our inspector gets onto your roof, works systematically across every section, and examines each element in detail.
All Tile Surfaces Every tile course is visually inspected for cracked tiles, chipped tiles, displaced tiles, and hairline fractures. We pay particular attention to north-facing pitches (maximum UV and thermal cycling), valley areas (concentrated water flow), and ridge courses (most exposed to wind). We record the location and nature of every defect found.
All Ridge Caps and Mortar Condition The ridge is the most vulnerable part of your roof and the most common source of leaks in The Hills District. We inspect every ridge cap tile for stability — rocking or loose caps indicate failed bedding mortar. We inspect all visible mortar for cracking, crumbling, and delamination. We assess whether re-pointing is required, and what proportion of the ridge is affected.
All Valleys and Flashings Valley flashings direct water collected from roof planes into the gutters. We inspect every valley for flashing corrosion, debris accumulation, tile displacement at valley junctions, and evidence of water backing up under tiles. We inspect all other flashings — apron flashings, soaker flashings, step flashings, chimney flashings, and plumbing penetration seals.
Gutters and Downpipes We inspect gutters for blockage, rust, joint failure, and correct fall. We check downpipes are clear and connected to stormwater. We assess whether gutters are correctly positioned relative to the tile line. Gutter condition is directly relevant to the health of your tile roof — blocked gutters cause water to back up under tiles.
Sarking Condition (Where Visible) The sarking (waterproof membrane under tiles) is not fully visible without removing tiles, but evidence of sarking condition can often be found in the roof space. We inspect accessible roof space areas for evidence of water staining on the sarking, UV degradation visible at eaves, and areas where sarking may have deteriorated. We’ll advise on accessing the roof space if not already accessible.

The quote is specific — not “ridge work approximately $x” but exactly what we will do, with which materials, for what price. Honest Recommendation — Repair, Restoration, or Replacement This is perhaps the most valuable part. We tell you plainly which path we recommend and why. If your roof needs a $800 re-pointing job, we say so — not “we recommend a full restoration.” If your tiles have widespread failure requiring replacement, we tell you that too, rather than selling you a restoration that will fail in three years. Our inspection gives you the information to make the right decision for your property and budget.

A water stain has appeared on your ceiling A ceiling stain after rain almost always indicates a roof entry point. The stain location may not correspond to the actual entry point — water can travel along battens or rafters before appearing on the ceiling. An inspection from the roof surface is required to identify the actual entry point. Don’t assume you know where the leak is based on ceiling stain position alone.
Your roof is 15+ years old and hasn’t been inspected A tile roof that has never been professionally inspected should be. Mortar failure, isolated tile cracks, and deteriorating flashings develop silently. An inspection at year 15–20 gives you a current condition assessment and time to address issues before they become major.

Frequently Asked Questions
How long does the inspection take? For a typical Hills District home (single storey, standard hip or gable roof, 150–200sqm), the inspection takes approximately 30–45 minutes on the roof. Larger properties, two-storey homes, or roofs with complex geometry take 60–90 minutes. Add 10–15 minutes for discussion with you at the conclusion of the inspection.
Do I need to be home for the inspection? In most cases, yes — we need access to the property and ideally access to the roof space for a complete assessment. If you cannot be home, we can sometimes arrange a key collection, but prefer to speak with you directly on completion.
Will the inspector get on my roof safely? Yes. Our inspectors carry all required personal protective equipment (PPE) including harnesses and appropriate footwear for tile roof access. We comply with all Work Health and Safety requirements for roof access. We do not walk on roofs in wet or unsafe conditions.
